Hannans West Royal Oak is the historic subdivision name attached to the eastern portion of Berkley, the slice of the city that runs from roughly Coolidge Highway east to the Woodward Avenue (M-1) city line. The ‘West Royal Oak’ tag is a vestige of the era when this land was platted as an outlying section of greater Royal Oak before Berkley incorporated as a village in 1923 and a city in 1932. The name still appears on Redfin, City-Data, and older plat maps, and Berkley agents continue to use it as shorthand for the eastern third of town.
Housing here is overwhelmingly prewar and early-postwar: 1920s brick bungalows interleaved with late-1940s and 1950s Cape Cods and small colonials, on lots typically 40 by 120 feet. Woodward Avenue carries the annual Dream Cruise route — the world’s largest one-day classic-car event — directly along the eastern edge in mid-August, and the M-1 corridor delivers a quick straight shot south into Ferndale and Detroit. Berkley Schools serve the entire footprint; Anderson Middle and Berkley High sit just to the west, and elementary attendance splits among Angell, Burton, and Pattengill depending on the block. There is no HOA — Berkley is a non-HOA municipality citywide.
Buyers gravitate to Hannans for the price-to-walkability ratio. Median sale prices have historically run modestly below the downtown-adjacent blocks while keeping the same school district, the same small-lot grid, and faster access to Woodward dining and transit. Walkability is strong on the Coolidge side and tapers slightly toward Woodward, where parcels back to busier through-streets. Lot sizes stay tight, basements are typically full but low-headroom, and the prevailing renovation play is a rear-and-up addition that preserves the original bungalow front elevation.
