Huntley Subdivision

Tucked-Away Streets, Birmingham Schools, Walk to Beverly Park

A sought-after platted subdivision inside the Village of Beverly Hills — quiet, established, and zoned entirely into Birmingham Public Schools.

About Huntley Subdivision

The Huntley subdivision is one of the names long-time agents reach for first when buyers ask about the Village of Beverly Hills. Like most of the village, it was platted during the post-war suburban boom — single-family homes on tree-lined streets, built mid-century and steadily updated over the decades. Houses tend to be three- and four-bedroom Colonials, ranches, and the occasional mid-century modern, sized for families rather than estates.

What gives Huntley its reputation is the combination of three things buyers in this corridor weigh together: the village’s Birmingham Public Schools assignment (Niche A+ district overall, with Beverly Elementary and Berkshire Middle School in easy reach and Groves High School at the top of the feed); the absence of an HOA on most streets; and a plat that keeps cut-through traffic out, so the interior feels noticeably quieter than the section-line roads framing it.

Geographically the subdivision sits inside the village’s roughly 3.7-square-mile footprint between Birmingham to the north and Southfield to the south, with 13 Mile Road and the Evergreen/Southfield corridors providing the main connections. Beverly Park — the village’s 34-acre signature park on Beverly Road with the Rouge River mill pond, sled hill, disc golf course, and modern playscape — is within walking or short biking distance for most of the subdivision.

Day-to-day amenities sit in every direction: downtown Birmingham’s restaurants and shops to the north, the Somerset Collection a short drive east in Troy, and Corewell Health Beaumont Royal Oak roughly fifteen minutes southeast. Buyers describe Huntley as the kind of place where they came for the Birmingham schools, stayed for the village feel, and never quite found a reason to leave — turnover on these streets is famously low.
