Tollgate Woods occupies a tidy parcel off Meadowbrook Road between Twelve Mile and Thirteen Mile, near the geographic heart of Novi. Singh Homes platted and built out the community in the mid- to late-2000s, with construction continuing into a third phase — Tollgate Woods III — that filled in the last cul-de-sacs. The neighborhood is small enough that residents recognize one another’s cars; the central feature is a landscaped common park with a gazebo and benches, used for HOA events and informal evening gatherings.
The housing stock is uniformly Singh’s signature brick-and-stone traditional, with elevations leaning toward East Coast colonial and transitional Craftsman. Despite the Novi address, Tollgate Woods falls inside the Walled Lake Consolidated School District rather than Novi Community Schools — a meaningful distinction that buyers either prize or steer around. Commute-wise, the location is unusually central: Twelve Oaks Mall and the I-96 interchange are five minutes south, Providence Park Hospital seven, and both downtown Novi and downtown Northville under ten.
