Kendallwood occupies a sizable rectangle of east-side Farmington Hills, generally north of 12 Mile Road and west of Orchard Lake Road, straddling the 48331 and 48334 ZIPs. The subdivision was platted by the original Kendallwood Corporation across three sections, each with its own deed restrictions intended to maintain the character of the build-out. The Kendallwood Farms Homeowners Association still administers those restrictions today and publishes them through kfha.net.

Housing stock is a textbook snapshot of postwar Oakland County: 1950s colonials in the older sections, joined in the 1960s by a mix of colonials, ranches, and tri-levels. Brick-and-wood exteriors dominate, with three- to five-bedroom floor plans, two-plus bathrooms, and the deep, mature lots that come with a neighborhood that’s been settling in for seven decades. Renovation-grade and turnkey resales trade side by side, which keeps the entry price band wide.

Schooling falls within Farmington Public Schools, and Kendallwood’s interior streets feed several elementaries inside the district. City-Data places the resident population at roughly 2,882 — large enough to function as its own civic unit, with an active HOA, a Nextdoor presence, and a calendar of neighborhood events. Buyers tend to be long-tenure: families trading up inside the subdivision, empty-nesters staying for the lot sizes and the canopy, and a steady flow of newcomers attracted by the price-per-square-foot relative to comparable mid-century stock in Birmingham or Royal Oak.
