Stoney Creek Crossing

A 254-Acre New-Construction Community off Buell Road

Roughly 140 luxury ranch and two-story homesites by Lombardo Homes, sited just north of Buell Road and west of Rochester Road.

About Stoney Creek Crossing

Stoney Creek Crossing is the largest new-construction community to clear approvals in Oakland Township in years — a roughly 140-home plan spread across 254 acres along West Buell Road, north of the road and just west of Rochester Road. The development was originally proposed in 2020 and moved through final township approvals after a multi-year planning process. Lombardo Homes is the lead builder, with Cranbrook Custom Homes participating on a portion of the homesites, and pricing has launched from the $700s with several plans landing well into the mid-$800s and above.

The product mix leans toward what the Rochester-area move-up buyer actually wants in 2026: luxury ranch plans for downsizers who refuse to give up square footage, and two-story plans aimed at families trading a starter home in Rochester Hills for a larger lot further north. Lombardo’s standard specification — 10-foot first-floor ceilings, gourmet kitchens, three-car garages — is set high enough that very few of the ‘must-have’ upgrades from competing builders show up as line items here.

Stoney Creek Crossing is zoned to Rochester Community Schools, the same district that anchors most of southern Oakland Township’s resale demand. Downtown Rochester’s restaurants and shops are a short drive south down Rochester Road, and M-59 and I-75 access through Rochester Hills puts the rest of the metro within a manageable commute window. The Village of Rochester Hills outdoor center and Meadow Brook Hall on Oakland University’s campus are the everyday cultural and retail anchors.

Outdoor context is the long-term story. The community’s name nods to the broader Stony Creek corridor and Stony Creek Metropark’s 4,400-acre lake-and-trail complex to the east. Bald Mountain Recreation Area’s 4,637 acres of preserved land sit immediately north, the Paint Creek Trail threads the western edge of the township, and Oakland Township’s own park system adds a network of preserved natural areas. For a new-construction buyer in 2026, Stoney Creek Crossing is the rare Oakland Township opportunity that doesn’t require waiting for a custom build cycle.
