Island Lake of Novi sits in the southwest quadrant of the city, bounded loosely by Wixom Road to the west, Ten Mile Road to the south, and the Huron Valley Trail corridor to the north. Toll Brothers built the community out in phases between 2001 and 2012, producing roughly 649 single-family homes across a series of named villages — North Bay, Orchards, Arbors, Reserve, and others — each with its own architectural cadence but a shared visual vocabulary of brick-and-shake elevations, three-car side-entry garages, and deep front setbacks. The 170-acre private lake at the center is the organizing feature; nearly every street eventually points back at it.
Architecturally, Island Lake reads as early-2000s American traditional with a Toll Brothers gloss: two-story colonials, transitional craftsman, and a smaller cohort of ranch and walkout-ranch plans on the lake-view lots. Floor plans run from about 2,400 to 5,000-plus square feet, with first-floor primary suites on a meaningful share of the inventory. Lake-frontage parcels and walkout lots carry a clear premium over interior cul-de-sac lots, and waterfront resales tend to move quickly when they appear.
The community is governed by a single master HOA that maintains the clubhouse, boathouse, pool, tennis and sand volleyball courts, miles of nature trails, and the lake itself — which is private to residents and their guests. The clubhouse houses a fitness center, locker rooms, a great room, and a catering kitchen used for resident events; the boathouse offers seasonal kayak and paddleboard storage and is open from 5 a.m. to 10 p.m. Dues vary by village but generally land in the mid-hundreds per quarter.
Children in Island Lake attend Novi Community Schools — Deerfield Elementary, Novi Meadows, and Novi High, which consistently ranks in the top five percent of Michigan high schools by graduation rate. The location puts Twelve Oaks Mall and the I-96/Novi Road interchange about ten minutes east, Providence Park Hospital roughly twelve, and downtown Northville under fifteen — close enough for daily life, far enough that the lake side of Novi still feels rural at the edges.
