Terms of Use

1. Acceptance

These Terms govern your use of tsfhomes.com and any related services (the “Site”) operated by TSF Homes (Tracey Freeman, Licensed Realtor^®, affiliated with KW Domain). By using the Site you accept these Terms; if you do not agree, please do not use the Site.

2. Real Estate Information & No Warranty

Property listings, market data, school information, and neighborhood content are provided for general informational purposes only. Listing data is supplied via Realcomp II Ltd. IDX and other sources and is deemed reliable but is not guaranteed and may not reflect every recent change. Pricing, taxes, square footage, HOA fees, and school-district assignments should be independently verified before any decision. Mortgage calculator outputs are estimates only, not loan offers.

3. Not Legal, Tax, or Financial Advice

Nothing on the Site is legal, tax, lending, or appraisal advice. You should consult a licensed attorney, tax professional, or lender for advice specific to your situation.

4. Acceptable Use

You agree not to: scrape or harvest listing data in violation of MLS rules, attempt to disrupt the Site or its underlying systems, use the Site to send unsolicited communications, impersonate another person, or use the Site for any unlawful purpose. The IDX search facilities are for personal, non-commercial use to identify prospective properties; any other use is prohibited.

5. Intellectual Property

Site content, design, brand marks, photographs, and code are owned by TSF Homes or its licensors. MLS listing data is owned by the listing brokerage and Realcomp II Ltd. shareholders. You may view and share Site content for personal use; you may not reproduce, republish, or commercialize Site content without written permission.

6. Accounts

Some Site features require an account. You agree to provide accurate contact information, keep your sign-in email and any one-time codes confidential, and notify us promptly of unauthorized access. We may suspend or terminate accounts that violate these Terms.

7. Third-Party Services & Links

The Site uses third-party providers for analytics, advertising measurement, CRM, phone-call tracking, mortgage rates, and IDX listings, and may link to third-party websites. We are not responsible for the content or practices of those services.

8. Disclaimer & Limitation of Liability

The Site is provided “as is” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. To the maximum extent permitted by law, TSF Homes and its affiliates are not liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site, and total liability for any direct damages will not exceed $100.

9. Indemnification

You agree to indemnify and hold harmless TSF Homes, KW Domain, and our agents from any claim arising out of your violation of these Terms or your use of the Site.

10. Changes; Termination

We may update these Terms or the Site at any time. Continued use after a change constitutes acceptance. We may terminate access for any user who violates these Terms.

11. Governing Law

These Terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in Oakland County, Michigan, and you consent to that jurisdiction.

13. SMS Messaging Program

Program name: TSF Homes Property Alerts.

Program description: If you create a TSF Homes account at tsfhomes.com/account, add your mobile phone number to your profile, and enable SMS on a saved property search, we will send you text messages when new MLS listings match your saved-search criteria (new active listings, price changes, and status updates), plus account-related messages such as one-time sign-in codes when you request them. Participation is voluntary and free from us; your carrier may charge for messages (see below).

Message frequency: Variable. Depending on your saved-search criteria and your chosen cadence (instant, daily, or weekly), you may receive anywhere from zero to a few messages per day. Most users receive fewer than five messages per week per saved search. Frequency is bounded by an administrator-configurable per-recipient daily cap.

Message and data rates: Message and data rates may apply. TSF Homes does not charge you for SMS, but your wireless carrier may charge you per message and per data unit depending on your plan. Contact your carrier with questions about rates.

Help: Reply HELP to any TSF Homes SMS for assistance. You can also email info@tsfhomes.com or call (248) 772-1997.

Opt-out: Reply STOP, STOPALL, UNSUBSCRIBE, CANCEL, QUIT, or END to any TSF Homes SMS at any time to immediately suppress all further text messages from us. You may also disable SMS on any individual saved search inside your account without contacting us. Opt-out takes effect immediately and is preserved across future saved searches; re-enabling SMS later requires re-opting in via your account.

Supported carriers: AT&T, Verizon, T-Mobile, Sprint, U.S. Cellular, and most other US wireless carriers. Carriers are not liable for delayed or undelivered messages.

Privacy: Mobile phone numbers collected for SMS notifications are used solely for sending the alerts you have opted into and the related account messages described above. We do not share phone numbers with third parties for their marketing purposes. See the Privacy Policy below for full details on data collection, retention, and your rights.

Privacy Policy

1. Who We Are

TSF Homes is a real estate services business operated by Tracey Freeman, Licensed Realtor^®, affiliated with KW Domain, serving Metro Detroit. References to “we,” “our,” or “TSF Homes” in this policy refer to that business.

2. What We Collect

When you submit a form on this site, we collect: name, email, phone, and any details you choose to share about your real estate goals. When you visit any page, we and our service providers may automatically collect: IP address, general location, browser/device info, pages viewed, and referring URL. If you use the property search, we may record listings you view to personalize recommendations.

3. How We Use It & Retention

We use this information to respond to inquiries, provide real estate services, send updates you’ve requested, improve the site, and meet our legal and professional obligations as a licensed brokerage. We do not sell personal information. Form submissions are retained for the period required to support the client relationship and Michigan real estate record-keeping rules.

4. Third Parties & Cookies

We use third-party services for analytics, advertising measurement, customer relationship management, phone-call tracking, and MLS/IDX listings. These providers process data subject to their own privacy policies. We use cookies and similar technologies for essential site function, analytics, and advertising measurement.

5. Your Rights

Depending on where you live (including California under CCPA, and the EU/UK under GDPR), you may have rights to access, correct, delete, or restrict use of your personal information. This site is not directed at children under 13; we do not knowingly collect their information. To exercise any right, contact us at info@tsfhomes.com.

We may update this policy from time to time.

Data Deletion Requests

You may request deletion of your TSF Homes account and the personal data associated with it at any time. This section explains how to make that request, what we delete, and what we retain (and why).

How to request deletion

1. Sign in to your account at https://www.tsfhomes.com/account/.
2. Use the “Delete my account” button in your account settings. (This self-serve control is in development; until it is live, please use the email path below.)
3. Alternatively, email info@tsfhomes.com with the subject line Data Deletion Request and include the email address on your account so we can verify ownership.

Response time

We will process verified deletion requests within 30 days, consistent with CCPA and GDPR timelines. We will confirm completion by email.

What gets deleted

Upon a verified request we delete: your account profile (name, email, phone), saved searches, favorites, recently viewed listings, and alert/notification subscriptions.

What is retained, and why

Inquiry and lead records that were sent to a listing agent are not deleted, because they are records of a real-world transaction request that the receiving agent acted on. On request we will redact the personal details (name, email, phone) from those lead records, but the timestamp, the property the inquiry referenced, and the agent it was assigned to remain on file for audit and compliance purposes.
